What garage doors go through in Illinois

Chicago is a city of alley garages. Across the bungalow belt and older neighborhoods on the North, South and Northwest sides, the garage usually sits detached at the back of the lot, facing the alley. Many of those doors are older, unheated and fully exposed to the weather, and some openers have been running for a long time. Hard winter cold stiffens grease and can freeze the seal to the slab. If the door groans on a January morning, our guide to a door that won't open in cold weather explains why.

The suburbs are a different build. DuPage, Lake, Will, Kane and McHenry counties grew quickly, and much of that growth was tract housing with attached two car garages. Those doors cycle many times a day and often go years without service. Salt from Illinois winter roads drips off every car that pulls in and pools around the bottom of the tracks. Our page on steel garage door care covers simple ways to slow down that corrosion.

Wind is the other constant. Out on flat open ground in Kankakee, LaSalle, Bureau and Macoupin counties, nothing slows it down, and spring and summer bring strong thunderstorms. Strong gusts push hard on a large door, and loose hinges or worn rollers make it easier for the door to bind in its tracks. Down in the Metro East, St. Clair and Madison counties get hot, humid summers that dry out weatherstripping and thin lubricant. Our storm season prep guide is worth a read before the spring storms.

Whatever the house, the pattern is the same. Weather and daily use loosen hinges, wear rollers and slowly weaken springs, and the opener ends up doing more of the lifting. A yearly tune-up checks balance and hardware, lubricates the moving parts and tests the opener's safety reverse. Springs and cables hold a lot of stored force. Leave them alone and let a professional handle any adjustment.

My detached garage is unheated. Does the cold really matter?

It does. In an unheated garage the door, springs and opener sit at outdoor temperature all winter. Grease thickens, the rubber seal hardens and the door can drag or freeze to the floor. The yearly tune-up lubricates all moving parts, inspects the springs, cables, rollers and hinges, tests the door's balance and runs the opener safety test, which helps a cold door keep running smoothly.

My garage door is loud enough to wake people up. Can a member visit help?

Very often, yes. Squeaks, rattles and grinding usually come from dry rollers, loose hinges or worn hardware, and the tune-up lubricates and checks all of those. If a part needs replacing, you see the price for the labor, with member savings, before anything is done. Our guide to a quieter garage door at night has more.

We have two garage doors. Which plan should we pick?

Complete, at $39 a month, includes up to two doors and two tune-ups a year, waives the service-call fee on member visits and gives higher-priority scheduling. Essential at $19 a month covers a single door. If you want every door plus your entry-door locks, Premier is $79 a month.
