What garage doors go through in the Chicago area
In much of Chicago the garage is not attached to the house at all. Across the Bungalow Belt and in two-flat neighborhoods on the North, South and West sides, it is a separate building at the back of the lot, opening onto the alley. Those detached garages take the full force of winter with no warmth from the house, and many still have older doors, worn tracks and openers that have seen a lot of seasons. Our guide to a garage door that won't open in cold weather is worth reading before January.
Winter here is about more than cold. Freeze and thaw cycles move the slab and the concrete apron at the alley, snow piles against the bottom of the door, and the bottom rubber seal can freeze to the concrete overnight. Road salt rides in on tires and splashes onto the lowest panel, where it eats at steel and hardware. Hosing the slush off the garage floor helps. See rust on a garage door for when a stain becomes a real concern.
The suburbs tell a different story. Older inner-ring towns like Oak Park, Evanston and Des Plaines mix detached and attached garages from many eras, while Naperville, Plainfield and the growth corridors of Will and Kane counties are full of newer subdivisions with two-car and three-car attached garages. Those doors cycle constantly, and heavy insulated doors put real load on the springs. Northwest Indiana, from Crown Point to Valparaiso, adds lake-effect snow on top of everything else.
Summer is humid and stormy, with strong thunderstorm winds and the occasional hailstorm that can dent a steel door. Sun and big temperature swings stiffen and crack the vinyl weatherstripping along the sides and top, and a seal that pulls away lets wind and water in. Our guide to weatherstripping on the sides and top shows what a good seal looks like. In every season, springs and cables stay under high tension and should never be adjusted by a homeowner.

Questions from homeowners in the Chicago area
Is DoorGuard available in Chicago and the suburbs?
Yes. DoorGuard serves 469 ZIP codes across the Chicago area, in Cook, DuPage, Lake, Will, Kane and McHenry counties in Illinois and Lake and Porter counties in Indiana. That includes Chicago, Naperville, Schaumburg, Joliet, Elgin, Gary and Valparaiso. Coverage is by ZIP code, so enter yours in the checker on this page.
Does a Chicago winter really wear out a garage door faster?
It can. The door spends months in hard cold, rides out freeze and thaw, and picks up road salt on its lowest panel. The yearly tune-up is a good checkpoint before all that starts. Every moving part is lubricated, springs and cables are checked along with rollers and hinges, and the balance and opener safety reversal are tested, so worn parts show up before the first deep freeze.
What does the tune-up actually check?
It is a full safety inspection: springs and cables, rollers and hinges, lubrication of every moving part, a door balance test, and an opener safety test. If something needs repair, you see the labor price before work starts, with member savings applied. Members also get priority scheduling on repair visits.
Does membership include a detached garage behind the house?
Yes. A detached garage door counts like any other garage door. Essential at $19 a month includes one door, Complete at $39 includes up to two, and Premier at $79 includes every garage door on the property plus entry-door locks. Pick the plan that matches how many doors you have.
