What garage doors go through in the Philadelphia area
Inside the city, most rowhouses have no garage at all. The big exception is Northeast Philadelphia and a few other neighborhoods, where blocks of rowhomes were built with a garage tucked under the back of the house, opening onto a shared rear driveway. Those doors are often original or close to it, sit low against sloped concrete, and take whatever water runs down the driveway. The weather is classic mid-Atlantic. Summers are hot and humid, winters swing above and below freezing again and again, and the roads get plenty of salt. That salty slush gets tracked into the garage on every tire and works on the lower panels, the track bottoms and the hardware nearest the floor. Steel doors show rust first along the bottom edge. Every so often a nor'easter or the remains of a tropical storm brings heavy rain and wind, which is a good moment to look over the storm season checklist.
The suburbs vary a lot. Levittown in Bucks County and older South Jersey towns like Bellmawr and Audubon are full of modest homes, where a garage, if there is one, was often added later and its door replaced more than once. Main Line towns like Wayne, and much of Chester County, have older stone houses with detached garages and carriage-style doors, often wood. Further out, around Doylestown, Concordville and the newer parts of New Castle County in Delaware, recent subdivisions bring two-car garages and heavier doors that put more load on springs and openers.
