Valley heat, ridge winters and garage doors in Butte County
Chico is a college town with a lot of older housing near downtown and the university, along streets shaded by big oaks and sycamores. Many of those homes have detached garages and narrow single doors, and leaves and twigs pile up along the bottom seal and inside the tracks every fall. Newer neighborhoods on the north and east sides brought attached garages and wider doors. Summers at this end of the valley are hot and dry, and our guide to garage door care in hot climates explains what that does to lubricant and seals.
Up the hill, Paradise, Magalia and the communities along the ridge were heavily damaged in the 2018 Camp Fire, and much of the housing there is now new. A new door and opener start out in good shape, and a yearly visit keeps them that way while springs and cables settle in. The ridge also sits high enough to get cold winters and the occasional snow, so doors there face freeze and thaw that valley doors rarely see. Read about garage doors that will not open in cold weather.
Oroville sits where the valley meets the foothills, with older homes in town, farm properties to the south around Palermo, and rural places climbing into the hills at Bangor, Berry Creek and Forbestown. Fire season can bring smoke and ash for long stretches, and that fine grit settles on tracks and rollers. Rural places often have gravel driveways that kick dust into the garage, along with detached shops and barns whose doors see heavy use and little attention.
South of Chico, Durham, Richvale, Biggs and Gridley are surrounded by rice fields and orchards. Fields flooded in winter and spring keep the air damp around these towns, and the north wind that sweeps the valley pushes dust and debris against closed doors. Older farmhouses and small-town homes often have doors that have gone years without anyone checking the springs. If yours has started making new sounds, our guide to garage door noises helps sort out what matters.

Questions from homeowners in Butte County
Does DoorGuard cover Chico, Oroville and Paradise?
Yes. DoorGuard serves 24 ZIP codes in Butte County, including Chico, Oroville, Paradise, Magalia, Durham, Gridley, Biggs and Forest Ranch. Coverage is by ZIP code rather than city limits, so enter your ZIP in the checker on this page to confirm.
Does wildfire smoke and ash hurt a garage door?
Smoke itself is not the main issue, but the ash and grit that settle afterward can build up in tracks, rollers and hinges and dry out lubrication. The yearly tune-up lubricates all moving parts and inspects rollers, hinges, springs and cables, which helps a door run smoothly after a rough season.
Which plan fits if I want my front door locks looked after too?
Premier at $79 a month is the plan that includes entry-door locks. It covers every garage door at the home, adds unlimited priority service and an annual opener and lock health check, and has the highest member savings and top-priority scheduling.
We are listing our Chico house this spring. Should the garage door get a look first?
It is a smart step. Buyers and inspectors tend to run the door, and a loud one or one that does not reverse when it should gets noticed. The tune-up checks springs, cables, rollers and hinges, tests balance and the opener's safety reverse, and lubricates every moving part. Any repair is priced before work begins.
