What garage doors go through in the Orlando area
Central Florida sits far enough from either coast that salt air is rarely the main problem. Heat is. A garage door facing west in Kissimmee, Apopka or Winter Garden takes the full afternoon sun, and the garage behind it turns into an oven for much of the year. That heat cooks weatherstripping, dries out lubricant and keeps the opener working in a hot box all summer. Our guide on hot climate care has the details.
Hurricanes lose some strength by the time they cross inland, but the region still gets their wind and their rain, and storms that stall can flood low streets near the many lakes and retention ponds. Ordinary summer days bring their own thunderstorms, with lightning that can fry an opener's electronics. Running through our storm season prep list before June is a good habit.
Winter Park, Sanford and Mount Dora have older homes and brick streets, with garages that were often added or rebuilt over the decades. Much of the rest of the area is newer. Lake Nona, Horizon West near Winter Garden, Oviedo, Lake Mary, Clermont and St. Cloud have large planned communities with attached two and three car garages, where the doors on a given street often went in within a few years of each other. Lady Lake sits at the edge of The Villages, where plenty of garages hold a golf cart beside the car.
The soil across Central Florida is mostly sand, and parts of the region sit over limestone where sinkholes are a known concern. Far more common is ordinary settling: a driveway that dips, a slab that cracks, a door that closes with a gap on one side. Clermont adds rolling hills and sloped driveways. Sand blows into the tracks and grinds at the rollers, and our rollers guide explains what worn ones look like. Anything involving the springs or cables, which are wound under dangerous tension, is work for a service visit.

How does Central Florida heat affect a garage door?
Constant heat dries out lubricant, hardens rubber seals and makes the opener run hot. Over time that shows up as a noisy, sluggish door or a seal that no longer keeps out water and bugs. The yearly tune-up lubricates every moving part, inspects springs, cables, rollers and hinges, and tests both the door's balance and the opener's safety features.
Our home has a three-car garage. Which plan makes sense?
Complete is built for up to two doors. With three doors, Premier is the fit: it includes every garage door on the property plus entry-door locks, unlimited priority service, an annual opener and lock health check and top-priority scheduling, for $79 a month. Essential is meant for a home with a single door.
What if I want to stop my membership?
You can stop whenever you like. There is no contract and no setup fee, and billing is monthly on the date you joined. Cancel by email or by calling (877) 257-6027, with no penalty. Until then, members keep priority scheduling and member savings on repair labor.
