What garage doors go through in Kingston and Ulster County
Kingston is one of the oldest cities in New York, and it shows. The Stockade District has stone houses from the colonial era, and around it are blocks of later homes where any garage was usually added long after the house. Doors on those garages tend to be narrow, sometimes wood, and often hung in openings that are not quite square. A door that drags on one side or leaves daylight at a corner is a common result. Our page on an uneven gap at the bottom explains why.
West of the city, Route 28 climbs into the Catskills through Boiceville, Mount Tremper, Big Indian and Highmount. Winters up there are longer and snowier, and many homes are weekend places or cabins on wooded lots. A door that stays closed all winter behind drifting snow can freeze shut, and damp shade under the trees keeps moisture on wood and steel alike. Esopus Creek runs through that valley and has flooded in big storms. Our cold weather guide is a good starting point.
To the south, the Shawangunk Ridge rises over High Falls, Accord, Kerhonkson, Cragsmoor and Ellenville. Homes there range from old farmhouses and barns to newer places set back in the woods, often at the end of long gravel driveways. Gravel and leaf litter get tracked to the door bottom, where they wear the seal and catch in the tracks. Small problems like that rarely stay small, which is the point of our guide on how garage door wear spreads.
Along the Hudson, Esopus, Glasco, Malden on Hudson and Lake Katrine see river fog and damp air, and summers across the county are warm and humid. Wood doors, still common on older homes and outbuildings here, swell in that humidity and shrink again in dry winter air. Steel hardware can rust where moisture lingers. Wood or steel, the door hangs on springs and cables that are under real strain. Look, but do not loosen or tighten anything. That part belongs to the inspection.

Our place is up in the Catskills. What does winter do to the door?
Long cold spells thicken lubricant, snow against the door holds moisture at the bottom, and ice can lock the door to the floor. An opener pulling against a frozen door strains itself along with the springs and cables. If you can, ask for the yearly tune-up in early fall. Every moving part gets lubricated and the springs, cables and opener are checked while the roads are still easy to travel.
We are only at the house on weekends. How do we request a visit?
Request one through guardyourdoor.com or by calling (877) 257-6027, and mention the days you will be there. Members get priority scheduling on repairs. Exact timing depends on availability in your area, and asking well ahead of the weekend you want gives you the most options.
Our house is old and the garage door is wood. Does a tune-up still make sense?
It does. Wood swells in humid months and shrinks in dry ones, and that movement can pull a door out of balance over time. The tune-up tests balance, lubricates every moving part and inspects the springs, cables, rollers and hinges, and the opener safety test runs if there is an opener. Plans start at $19 a month for one door, with no contract and no setup fee.
