Salt, heat and storms in the Lowcountry
Much of the Lowcountry lives close to salt water. On Folly Beach, Isle of Palms, Johns Island and along the marshes of Mount Pleasant, the breeze off the water leaves a fine film on everything metal, and garage door hardware is no exception. Springs, cables, hinges and the bolts that hold the track to the wall can start to rust well before the door itself looks old. Fresh lubricant at each tune-up and a careful look at the springs go a long way. Our guide to garage door care in humid, coastal areas has more.
Summers are long, hot and sticky. Afternoon thunderstorms roll through most days in July and August, and heavy rain can stand in low driveways near the marsh. Water sitting at the threshold breaks down the bottom seal and soaks into the lower edge of the door. The heat itself dries out weatherstripping and makes an opener work harder through the afternoon. If light or water is getting in along the floor, read up on the garage door bottom seal.
Hurricane season is part of life here, and people still talk about Hugo. A garage door is often the largest opening on the front of a house, and once wind gets inside a garage it can push on the roof from below. A door that is balanced, with sound rollers and tight track brackets, holds up far better than one that has been neglected. When a storm is forecast, our storm season prep guide walks through simple steps. Leave springs and cables alone. They are under high tension and are not a homeowner job.
The housing changes as you move out from the peninsula. Downtown, many historic homes have no garage at all. Out in Summerville, Goose Creek, Ladson, Moncks Corner and the newer neighborhoods along the interstate, attached two-car garages are the norm and the door goes up and down many times a day. Newer doors still need a yearly check, because springs and rollers wear on a schedule of their own. Daniel Island, West Ashley and James Island fall somewhere in between, with a mix of ages and styles.

How does living near the marsh or the beach affect my garage door?
Salt and humidity are hard on metal. They speed up rust on springs, cables, hinges, rollers and fasteners, and steady moisture wears out seals. The yearly tune-up includes lubrication of every moving part and a full inspection of that hardware, so problems get noticed early instead of after the door starts to struggle.
How do I ask for a visit once I join?
Request a visit through guardyourdoor.com or call (877) 257-6027. Members get priority scheduling on repairs, and the exact timing depends on availability in your area. If a repair is needed, you will see the price before any work begins, and member savings apply to the labor.
We plan to sell our Mount Pleasant house next year. Does a tune-up help?
Buyers and home inspectors notice a door that is loud, slow or uneven. A yearly tune-up checks the balance, springs, cables, rollers and hinges and tests the opener's safety features, so the door works the way it should when people walk through. Since there is no contract, you can cancel after the sale with no penalty.
