New England winters and old housing stock

Boston winters are the main event for a garage door. Nor'easters dump heavy, wet snow, plows push it into banks at the end of the driveway, and meltwater pools against the door and freezes overnight. The rubber seal along the bottom can bond to the concrete, and an opener that tries to lift a frozen door can strain its motor or gears. Our guide on why a garage door won't open in cold weather explains what is going on.

Road salt is the quieter problem. It rides in on tires and boots all winter and collects along the bottom panel, the track ends and the lowest hinges. On the North Shore and South Shore and up around Portsmouth, salt air off the ocean adds to it. Over a few years that means rust where the door meets the floor. Our page on rust on a garage door shows the early signs.

Much of the housing here is old. In Dorchester, Somerville, Cambridge, Watertown and Lynn, the garages that exist are often small, detached and tucked behind a two-family or triple-decker, sometimes with a wood door that has been painted many times. Wood swells in damp springs and shrinks in dry winter heat, and that movement loosens hinges and throws the door out of square. See our guide to wood garage door care.

Farther out, in towns like Acton, Burlington, Billerica, Andover and Middleboro, and across Rockingham and Strafford counties in New Hampshire, homes are more likely to have attached two-car garages that get used every day. Daily use plus a long cold season wears springs and rollers steadily. The springs that lift those doors store a lot of force, and adjusting them is not a weekend project.

Questions from homeowners in Greater Boston

Is DoorGuard available in Boston and the suburbs?

That takes in cities like Boston, Cambridge, Quincy, Lowell, Brockton, Dover and Portsmouth. Coverage is by ZIP code, so check yours in the checker on this page.

What does a Boston winter do to a garage door?

Snow, ice and freeze-thaw stiffen the bottom seal and can lock it to the floor, cold thickens grease so the opener works harder, and road salt rusts the lowest hardware. The yearly tune-up in every membership lubricates all moving parts, checks the springs, cables, rollers and hinges, tests the balance and runs an opener safety test, which helps the door get through the season.

My garage door is decades old. Is a membership still worth it?

Older doors often benefit the most, because wear has had longer to build up. The tune-up and safety inspection looks at the springs and cables, rollers, hinges and balance, and checks that the opener reverses when it should. If repairs are needed, you see the price before any work begins, and members get savings on repair labor.

Which plan covers entry-door locks too?

Premier, at $79 a month. It covers every garage door at the home plus entry-door locks, with unlimited priority service, an annual opener and lock health check, the highest member savings and top-priority scheduling. If you only have one or two garage doors and no lock needs, Essential at $19 or Complete at $39 may fit better.
