What garage doors go through in the Washington, DC area
Summers around the capital are hot and sticky, and winters swing between mild spells and real cold, often with a glaze of ice or a heavy, wet snow. That back and forth is rough on a garage door. Rubber seals harden and split, grease thins out in July and stiffens in January, and steel hardware collects condensation on muggy mornings. Strong summer thunderstorms knock out power with little warning, so it is worth knowing how to open the door during a power outage.
Housing changes a lot from one neighborhood to the next. In the District, many row houses have a garage or parking pad opening onto a rear alley, and those doors take bumps, weather and constant use. Older close-in suburbs like Bethesda, Silver Spring, Arlington, Alexandria and Falls Church have homes from the 1920s through the 1950s with small detached garages, and some still have doors running on extension springs and original track. Those parts were not made to last forever.
Farther out the picture shifts. Loudoun around Sterling and Dulles, western Fairfax around Reston and Herndon, Prince William around Manassas, and Frederick to the north grew quickly, with townhomes and subdivisions going up in big waves. Townhome garages are often tucked under the living space, so a rattling opener can be heard in the bedroom above; see our tips for a quieter door at night. Doors installed in the same building wave also tend to wear out around the same time.
Much of Northern Virginia and parts of suburban Maryland sit on clay soils that shrink in dry spells and swell when wet. Over the years that movement can tilt a driveway apron or crack a slab enough that the door no longer meets the floor evenly. Add road salt tracked in on tires all winter and the lower panels take a beating. A yearly tune-up checks how the door lands and how it balances, and our guide to steel garage door care covers keeping the finish sound. One firm rule: springs and cables are wound under heavy tension, so they stay off limits to homeowners.

Questions from homeowners in the Washington, DC area
Is DoorGuard available in DC, Maryland and Northern Virginia?
Yes. DoorGuard serves 725 ZIP codes across the Washington area, including Washington, Arlington, Alexandria, Bethesda, Silver Spring, Rockville, Gaithersburg, Fairfax, Reston, Manassas, Bowie and Frederick. Coverage is set ZIP by ZIP, so check yours with the ZIP checker on this page.
Why does my door act up when the weather flips from warm to freezing?
Big temperature swings change how lubricant flows and how rubber seals behave, and ice can lock the bottom seal to the floor. A door that is slightly out of balance feels much worse in the cold. The yearly tune-up lubricates every moving part, tests the balance and checks the opener's safety features so the door handles those swings better.
Is there a plan that includes our entry-door locks?
Premier, at $79 a month, includes every garage door on the property plus entry-door locks, unlimited priority service, an annual opener and lock health check, the highest member savings and top-priority scheduling. Essential and Complete focus on the garage: Essential for one door, Complete for up to two.
We plan to list our house next spring. Does the garage door matter?
Buyers and home inspectors will open it, and a door that grinds, sags or reverses on its own stands out. A tune-up before listing lubricates the moving parts, tests the balance and checks the opener's safety features, so you know what shape it is in. Any repair is priced before work starts, with member savings on labor.
