Snow, sun and dry air along the Wasatch Front
Winter in the Salt Lake Valley means snow, cold mornings and a lot of road salt. Lake-effect storms off the Great Salt Lake can drop heavy snow on one part of the valley while another stays clear. Snow pushed against the door melts and refreezes, and the bottom seal can freeze to the driveway. Salt and grime come in on the car and sit on the garage floor all season. If the door struggles on a frozen morning, our guide on garage doors that won't open in the cold is worth a read.
Summers swing the other way. The air is dry, the sun is strong at this elevation, and July afternoons get hot. Rubber weatherstripping along the sides and top of the door dries out and cracks, and painted doors facing south or west fade. Big gaps between night and day temperatures are normal, which keeps metal parts expanding and contracting. Our guide to weatherstripping on the sides and top shows what worn seals look like.
The south and west sides of the valley have filled with new homes. Herriman, Riverton, South Jordan and West Jordan have large neighborhoods built over the last couple of decades, often with three-car garages and openers that run several times a day for a busy household. Newer doors are not exempt from wear. Spring tension drops with every cycle, and a door can drift out of balance without much warning. Our guide to a door that is out of balance explains why that matters for the opener.
Closer to downtown, neighborhoods like Sugar House and the Avenues have older homes, some with small detached garages and older doors. Out west, Tooele, Grantsville and Stockton deal with wind, dust and drier ground, which brings grit into the tracks. Wherever you live, springs and cables are under high tension and are not something to adjust yourself. The yearly member tune-up inspects them along with the rollers and hinges, lubricates every moving part and tests the opener's safety features.

Questions from homeowners in the Salt Lake City area
Is DoorGuard available in the Salt Lake Valley?

Do Utah winters and dry summers wear on a garage door?
Both do. Cold stiffens lubricant and can freeze the bottom seal to the slab, while dry summer heat and strong sun crack rubber seals. Road salt adds rust. The yearly tune-up lubricates all moving parts, inspects the springs, cables, rollers and hinges and tests balance, so the door handles each season with less strain.
What does the tune-up actually include?
Each yearly visit is a tune-up and full safety inspection: springs and cables, rollers and hinges, lubrication of all moving parts, a door balance test and an opener safety test. If a repair is needed, the price is shown before work begins, and members save on repair labor.
We have two garage doors in South Jordan. Which plan fits?
Complete covers up to two doors, with two tune-ups a year, the service-call fee waived on member visits, greater savings and higher-priority scheduling. It is $39 a month. If you have more than two doors or want entry-door locks included, Premier at $79 a month covers every garage door plus entry locks.
