What garage doors go through in the Treasure Coast

Port St. Lucie grew from a planned grid of home lots into one of the largest cities in Florida, and most of its housing is single-family homes with attached garages. Older sections near the North Fork of the St. Lucie River have block homes from the city's early decades, while Tradition and St. Lucie West brought newer, larger communities to the west side. Doors in the older areas often have springs near the end of their working life. Our guide to spring warning signs explains what to listen for.

The St. Lucie River, the Indian River Lagoon and the ocean reach into almost every corner of Martin County. In Stuart, Jensen Beach, Port Salerno and on Hutchinson Island, salty air is part of daily life, and boats, docks and garage doors all show it. Corrosion tends to form first on spring coils, hinge pins and the lower ends of the tracks. Regular lubrication slows it down, as our page on lubricating a garage door explains.

The Treasure Coast knows hurricanes well. In 2004, Frances and Jeanne came ashore near the same spot just weeks apart, and homes from Stuart to Fort Pierce took a beating. A wide garage door takes the full push of every gust across its face, so loose hinges, worn rollers and a door that sits out of balance matter more than they seem. A once-over before the busiest part of the season is time well spent.

Fort Pierce is one of the older cities on this coast, with historic homes near downtown and the inlet and newer neighborhoods spreading west. Palm City sits along the river with a mix of established and newer homes. Farther out, Indiantown and the western ranch land see dust and pollen during the dry months, and that grit collects in the tracks. Wherever the house is, springs and cables carry heavy tension, so leave them to a member visit.

Our home is near the river. How does that moisture affect the door?

Moist, salty air from the river and lagoon leads to rust on springs, hinges, rollers and fasteners, and rust adds friction that wears on the opener. The yearly tune-up lubricates all moving parts, inspects the springs, cables, rollers and hinges and checks the door's balance, so corrosion is caught while it is still minor.

We bought a new build. Does a new door need a tune-up?

It is a good idea. Springs start wearing from the first day, and the opener's safety features should be tested every year no matter how old the door is. The tune-up checks balance, lubricates the moving parts and runs the opener safety test. A first-year visit also gives you a record of the door's condition from the start.
