What garage doors go through in Washington, DC

Much of Washington is rowhouse country, and many rowhouses back onto an alley with a garage or parking pad at the rear. On Capitol Hill and in Petworth, Bloomingdale and Columbia Heights, those alley garages are often narrow, with little headroom, and some of the doors have seen a lot of years. A door that opens onto a busy alley gets bumped by cars and trash carts, which can knock the track out of line. If yours has slipped, read our guide to a garage door off its track, and do not try to force it back.

Summers in the District are long, hot and sticky. Humidity hangs in the air for weeks, and afternoon thunderstorms roll through with heavy rain and gusty wind. Moisture gets into wood doors while the heat dries out the lubricant on rollers and hinges. Our hot climate care guide has tips that apply here from June through September.

Upper Northwest and parts of Northeast look more suburban: detached houses in Chevy Chase, Tenleytown, AU Park, the Palisades and Brookland, often with a driveway and a one- or two-car garage under big shade trees. Storms bring down limbs and leaves, and tracks and seals collect the debris. Older detached garages in these neighborhoods may still have wood doors, which need their finish and hardware kept in good shape.

Winters are milder than in New England, but the city still gets snow, sleet and plenty of nights that dip below freezing before warming again. That swing works on concrete aprons and alley pavement, so the floor under a door can settle unevenly over time. When that happens the door may close with a gap at one end, or bounce back up because the opener senses resistance. Neither is a job for a wrench at home. The springs that lift the door carry heavy tension and should only be adjusted by a professional.

Does DC humidity really affect a garage door?

It does. Long humid stretches can make wood doors swell and promote rust on springs, hinges and fasteners, while summer heat dries out grease. Once a year a member visit puts fresh lubricant on the rollers, hinges and other moving parts and looks over the springs, cables and hardware for rust. Balance and the opener's safety reverse get tested on the same visit, so slow humidity wear is found before it becomes a stuck door.

We have a rowhouse with an alley garage and a front door lock that sticks. Is there a plan for both?

Premier at $79 a month includes every garage door on the property plus entry-door locks, with an annual opener and lock health check and top-priority scheduling. If the garage door is all you need looked after, Essential at $19 a month includes one door and a yearly tune-up.
