What garage doors go through in the Seattle area

Rain is the obvious one. From fall into late spring, the Seattle area stays gray and damp for weeks at a stretch, and the moisture never quite dries out of a garage. Wood doors swell and stick, steel doors show rust at scratches and seams, and moss and grime collect along the bottom edge. Our guide to wood garage door care covers sealing and finish for the many older homes that still have wood doors.

The hills are the other one. Seattle, Tacoma and plenty of the Eastside are built on slopes, so a lot of garages sit at the bottom of a steep driveway or are tucked under the house. A slab that is not quite level can leave a gap at one end of the door, which lets in water and leaves. When rain runs down a driveway straight toward the door, a tight bottom seal matters more here than it would in a flat place.

Weather can also turn sharp. Fall and winter windstorms knock out power in many neighborhoods, and that is when people find out they need to open the garage door during a power outage. A few times a winter, snow and ice shut down the hills. Summers have brought stretches of real heat and wildfire smoke in recent years too, which is hard on openers and seals made for a milder place. Springs and cables are under high tension, so leave them to a professional.

Housing runs from very old to brand new. Ballard, Wallingford, Green Lake and the older parts of Tacoma have early 1900s houses, many with small detached garages off an alley or a narrow driveway. Kent, Federal Way, Auburn and Lynnwood filled in with tract homes in the second half of the last century. Newer neighborhoods keep spreading through Sammamish, Bothell, Marysville and the edges of Pierce County. An old single door and a new insulated double door need different things, but both need the springs, cables and balance checked every year.

Does the long rainy season really wear on a garage door?

Yes, slowly. Constant damp works on springs, cables and hinges, washes away lubricant and makes wood doors swell. Water running toward the slab tests the bottom seal. Every membership comes with a yearly visit that oils the moving parts, looks over the springs, cables, rollers and hinges, and tests both the door's balance and the opener's safety features, so rust and wear get found while they are still small.

What does the yearly tune-up actually include?

It is a full safety inspection plus maintenance. The visit looks at the springs and cables and the rollers and hinges, and it lubricates all of the moving parts. It also tests the door's balance and runs the opener safety test. If anything needs repair, you see the price before work begins, and members get savings on the labor.

We just bought a house here. Where should we start with the garage door?

Start with a baseline. You rarely know when the springs were last checked or how the door was looked after. A first tune-up shows where things stand: spring and cable condition, roller wear, balance and whether the opener safety features work. Membership has no contract or setup fee, so it is an easy first step after closing.
