What garage doors go through in San Jose
Before it filled with houses, the Santa Clara Valley was orchards, and much of San Jose was built on that land in the decades after the war. The result is mile after mile of ranch and split-level homes with attached garages, many with older sectional doors and openers that have been swapped once or twice. Those doors often still look fine from the street while the springs, rollers and cables behind them are well worn. A door that has started to sag at the panels is one sign of age.
Willow Glen and the Rose Garden area are older still, with tree-lined streets, some detached garages and a fair number of wood doors. Wood looks beautiful but needs care, since it can crack in dry weather and swell in wet weather. Our guide to wood garage door care covers what to look for.
The weather here is warmer and sunnier than up the Peninsula, with dry summers that bake south and west facing doors and most of the rain arriving between late fall and early spring. Heat dries lubricant and hardens seals, then the first winter storms test every gap along the bottom and sides. That swing between a long dry season and a wet one is the main reason seals and weatherstripping wear out here.
Toward the foothills, in Evergreen, Almaden Valley and Silver Creek, homes tend to be newer and larger, often with two or three garage doors and heavier insulated models. Bigger doors put more load on springs and openers. Whatever the age of the house, springs and cables carry serious tension and should only be handled by a trained pro.

Our ranch house went up in the postwar building boom. What should a tune-up look at first?
On older doors the parts that carry weight wear first. The yearly tune-up checks the springs and cables, inspects rollers and hinges, lubricates every moving part and tests the balance, then runs an opener safety test so the door reverses when something is in the way. That gives you a clear picture of what is aging and what still has life in it.
We just bought a home in San Jose. Where do we start with the garage door?
Start with a baseline. Most buyers inherit a door and opener with no records, and you will not know the age of the springs or how the opener was set up. A tune-up and full safety inspection covers that. Our new homeowner checklist lists other things worth a look in the first months.
Am I locked into a contract?
No. There is no contract and no setup fee. You are billed monthly on the date you join, and you can cancel anytime by email or by phone at (877) 257-6027 with no penalty. There is no fee to leave and no notice period to wait out.
