What garage doors go through in the New York area

Long Island has two shorelines and both matter. On the South Shore, from the Rockaways out past the bays of Nassau and Suffolk, salt air and low ground mean rust on hardware and water near the door after a big storm. The North Shore, around Great Neck and Port Washington, is hillier, with many older homes on winding streets. Postwar neighborhoods across the middle of the island have single doors on modest houses that have been running for decades. Rust on a garage door starts small, so it pays to catch it early.

North of the city, Westchester's hills, stone walls and older colonials and Tudors set the tone in places like White Plains, New Rochelle and the river towns. Across the Hudson, Bergen and Morris counties have their own mix of older homes and newer developments on rolling ground. Many older garages here are detached or tucked under the house, and their doors have often been replaced or rehung more than once. Hard winters, road salt carried in on cars, and freeze and thaw all work on door bottoms. Our guide to a worn bottom seal explains what to look for.

Inside the city, garages are fewer but they work hard. In Queens, Brooklyn, the Bronx and Staten Island, many attached and semi-attached homes have a garage under the house, reached by a short driveway that dips down from the street. Heavy summer downpours can send water toward those doors, and the bottom seal is the first line against it. A door that opens right onto a sidewalk also takes more bumps and more cycles than a suburban one. Noise matters on close blocks too, so see our tips for a quieter garage door.

South and west, Middlesex and Monmouth counties bring a mix of split-levels, colonials and newer subdivisions around Edison, New Brunswick and the towns toward the shore. Coastal Monmouth and Toms River further south deal with salt air and nor'easters. The whole region gets humid summers and cold, snowy winters, so lubricant thins in July and stiffens in January. Treat the springs and cables as off limits. They are under heavy load, and checking them is part of every tune-up along with a balance test.

Does DoorGuard serve Long Island, Westchester and North Jersey?

How do New York winters affect a garage door?

Cold thickens lubricant, snowmelt and road salt collect at the door bottom, and repeated freezing and thawing hardens seals until they crack. A door can also freeze to the slab overnight. Asking for your tune-up in the fall is a good habit. Lubricant goes on every moving part, the springs and cables get inspected, and balance and the opener's reversal are tested before winter sets in.

We're putting the house on the market. Does the garage door matter?

Buyers and home inspectors do open the garage, and a noisy, slow or crooked door stands out. A tune-up before listing gives you a full safety inspection and a clear picture of anything worn. If repairs are needed, members see the price before work begins, with savings on labor. Our guide to getting a door ready before selling has more ideas.
